Sudbury and Northern Ontario: questions for an out-of-town cash buyer

Make travel, access, property systems, and the proposed purchaser part of the first conversation.

When a buyer is based some distance from your home, a few practical questions become especially useful. How will it assess the property? Who visits? What information does it need before making a firm offer? Start there rather than assuming distance is either a problem or irrelevant.

Describe the property without filling gaps

Explain the location, road access, occupancy, and known features. Where relevant, tell the buyer about the systems serving the property and the records you have. Do not guess about capacity, compliance, or condition. Ask which specialist advice or documents would be needed to resolve uncertainty.

Map the assessment process

Ask whether the first number is a preliminary estimate based on your description or an offer following a visit. Find out who pays for any assessment and whether travel affects scheduling. If a local representative is involved, ask how that person relates to the buyer and who is accountable for decisions.

Ask what experience is relevant

A record of buying city houses may not answer every question about a rural or unusual property. Ask about similar purchases and how the buyer handles the features of yours. A helpful answer should identify both experience and any additional review needed. There is no need to accept an instant answer to a question that genuinely requires investigation.

Compare the full route to completion

Put access arrangements, remaining conditions, and the proposed closing date alongside the price. Discuss documents and timing with your lawyer. If you are also considering an agent, ask for advice about marketing the property as it stands. This gives you a practical alternative against which to judge the direct offer.
