Ottawa and Kingston sellers: verify coverage before comparing cash offers

An Ontario-wide website does not tell you who will assess or purchase your particular property.

A business may advertise across Ontario while focusing much of its work elsewhere. That does not make it unsuitable for an Ottawa or Kingston property, but it makes coverage a useful first question. Confirm the practical arrangements before investing time in a lengthy offer process.

Start with an address-level question

Ask whether the business is currently considering properties in your municipality and whether your property type fits. Explain the condition and occupancy briefly. If the answer depends on a partner, ask who that partner is and when you will know the proposed buyer’s identity. Avoid relying on a list of city names in a website footer.

Find out who does the local work

Who visits the property, evaluates the condition, and coordinates any further access? Ask whether the initial contact remains responsible throughout the transaction. A clear answer can help you plan appointments and judge whether the stated timeline is realistic. It also identifies which details are still being referred to someone else.

Ask for comparable experience

Request examples or references relevant to your area and property type. Do not expect private details about other sellers without permission. A buyer can still explain its experience in a useful way. Look for specificity about the process rather than an unsupported claim to be the largest or most experienced company.

Keep the same comparison standard

Apply the same questions to a local buyer and a province-wide business. Compare written terms, conditions, funding arrangements, and communication. A nearby address alone is not a guarantee, just as a broad service area alone is not proof of capability. Let the evidence and the proposed agreement determine how seriously you consider each option.
