1. Decide what you need from the sale
Write down your preferred moving date, the work you are willing to do, and the costs you want to avoid. Separate a genuine deadline from a preference. If you can wait for broader market exposure, a listing may deserve equal consideration.
2. Build a short list
Use our Ontario cash home buyer comparison to find businesses to contact. Check that they purchase your property type in your municipality. Ask who the contracting buyer will be and whether someone else may complete the purchase.
3. Give buyers the same facts
Share consistent information about condition, occupancy, known issues, and timing. Ask what needs to be inspected before the offer is firm. A useful comparison begins with buyers pricing the same situation.
4. Compare the whole agreement
Put price, deposit, conditions, deadlines, assignment terms, and possession arrangements side by side. Ask for a clear explanation of every deduction. Do not treat a verbal assurance as a replacement for contract wording.
5. Review with your own advisers
Have your own Ontario real estate lawyer review the agreement before you commit. Ask your lender for payout information. If tax, estate, tenancy, or ownership questions are involved, get advice specific to those circumstances.
6. Prepare for completion
Agree who coordinates keys, final access, meter readings, contents, and moving. Confirm communications through known contact details, particularly when money or payment instructions are involved. The transaction is complete when your lawyer confirms completion, not when someone says the offer is accepted.
